That One Construction Co. works with homeowners in Englewood, CO who need a roofing contractor with real experience handling insurance claims, navigating the city’s permit process, and replacing roofs on the older homes that make up most of the city’s residential neighborhoods. Our Colorado operation is based in Englewood. This is where Joe’s crew works every day.
Englewood Is Where That One Construction Co. Operates, and Where Nearly 20 Percent of Homes Predate 1950
Englewood’s median home build year is 1965, and nearly 20 percent of the homes in the city were built before 1950. That number is higher than almost any other city in the south metro. The original residential neighborhoods — Bates-Logan Park, Old Englewood, the streets south of Belleview — were built out in the postwar era, and the homes there have been through multiple roofs already.
A home built in 1948 or 1955 is not approaching its second replacement. It is on its third or fourth. The question at that point is not whether to replace, it is whether the current installation was done correctly, whether the ventilation was addressed the last time someone was up there, and whether what is underneath the shingles is what a crew should be tearing into without an inspection first.
Pre-1978 construction frequently involves asbestos-containing material in older underlayment layers. Colorado law requires a certified inspection and removal before re-roofing when asbestos is present. In a city where this many homes were built before 1978, that is not an edge case. It is a routine part of the job on older homes, and a contractor who has worked these neighborhoods knows to account for it from the start rather than discover it after tear-off has begun.

We were very happy with the work and interactions with all the people associated with the company and we would recommend them to others.Posted on Thumbtack Cheryl M.Verified 5 Star!!! We hired Joe to be our main contractor after a tree fell on our shop wrecking the deck, the stucco and putting a hole in the roof, plus other misc damage. He did an excellent job managing the project. He handled everything with professionalism and plenty of communication which made the process a lot less stressful. He also did a lot if the work himself, his work was very well done and our shop turned out super nice! Thanks Joe!
Hail Finds Englewood the Same Way It Finds Every City Along the Front Range
When an Englewood Roof Needs Replacing, It Usually Starts with a Claim or a Calendar
What Englewood's Permit Process Requires Before a Crew Starts Tear-Off
Englewood issues its own contractor license, separate from a Jefferson County or state license. Roofing falls under the Class D-2 trade contractor classification. The license and certificate of registration must be in place before pulling any permit. Applications and renewals go through the city’s iMS portal at ims.englewoodco.gov.
A permit is required for any re-roofing work. The threshold is one square, or 100 square feet: repairs at or under that area do not require a permit. Anything above it requires a permit pulled and approved before work begins.
One detail worth understanding before an Englewood re-roofing project starts: the city’s inspections page requires a Mid-roof Compliance Form for all one and two-family residential re-roofs. This is not a separate in-person inspection visit. It is a contractor-signed compliance document certifying that mid-roof code requirements were met, submitted through the iMS system as part of the permit record. The re-roofing guidelines confirm that mid-roof inspections are not required. The form and the inspection are two different things, and knowing that before scheduling matters for keeping a project on track.
The final inspection is required after installation is complete. A ladder must be set for the inspector. The reinspection fee is $75 if a callback is needed.
On the code side: ice and water shield is required in Englewood, extending 24 inches inside the exterior wall line of the building. Drip edge is required on all roof edges. A maximum of two layers of asphalt shingles is allowed before a full tear-off to the deck is required. Any chimney or roof penetration wider than 30 inches requires a cricket or saddle on the ridge side. Roof jacks and vents must be raised to the level of the new roof and replaced if they are in poor condition.
That One Construction Co. holds the required Englewood Class D-2 contractor license, pulls the permit, completes the Mid-roof Compliance Form, and handles the final inspection through to sign-off.
