Sheridan sits at about 5,300 feet on flat ground in the South Platte valley, roughly 20 miles east of the foothills. There is no terrain to slow a storm down before it gets here. When cells track off the Front Range, they move through the south metro corridor that Sheridan sits in, and that puts the area in the path of hail season after season. Sheridan Requires Mid-Roof and Final Inspections on Every Job, Asphalt Included

Colorado has no statewide roofing code, so the rules come down to the city, and Sheridan runs one of the stricter processes in the metro. The biggest thing to know: Sheridan requires both a mid-roof inspection and a final inspection on every roofing job, with no exception for standard asphalt shingles. Most cities only require the mid-roof for tile or metal, or let a contractor sign off in its place. Sheridan does not. The crew has to stop, get the mid-roof signed off, and only then finish the roof. A contractor who does not build that hold into the schedule is going to have a problem. The city is on the 2021 codes, a permit is required for every roofing job with no square-footage exception, and overlays are not allowed on homes, so it is a full tear-off to the deck every time.
